1. Property Development – Dianella
Our latest acquisition in Dianella continues to take shape. The 1,017 m² property was purchased earlier under a 50/50 partnership with the Kendall Family Trust. Since settlement, we’ve made significant headway on the renovation and subdivision. The subdivision plans are currently with the WA Planning Commission and are expected to be approved within the next six weeks, retaining the existing front home and creating a new 500 m² rear lot where we plan to build a large family home next early year. We originally had planned a 3-lot subdivision having 2 new dwellings constructed on the real lots but unfortunately the front existing house was 3 meters to far back on the block.
The front home required major electrical upgrades due to the discovery of illegal rail-track wiring. We’ve now invested over $23,000 in electrical work, including $16,000 for a full rewire of the home, $8,000 for new downlights and a modernized front meter box.
Next month, the original Wandoo timber floors will be fully restored throughout the home. Painting is approximately 70% complete, with only the rear section, including the fourth bedroom, day room, and laundry left to finish in the coming months.
By November, we plan to construct a new front driveway and fencing, connect power and water to the new rear lot, and finalize the front home for rental readiness. We’re targeting February 2026 to have the front house available for lease. Early next year, we’ll also commence construction on a four-bedroom, two-bathroom family home with a theatre room, backyard, and double carport on the rear lot, a quality build that will complement the character of the existing home and enhance the overall property value.
2. Pit & Seat – Product Recall and Redesign
On the Pit & Seat side, it’s been a challenging but constructive period. Following discussions with the Department of Mines, Industry Regulation and Safety (DMIRS) and the Australian Competition and Consumer Commission (ACCC), we are conducting a voluntary recall of our Pit & Seat BBQ.
This recall is being handled carefully and transparently, with full cooperation from the regulators. The recall relates to certification changes, not product safety issues. We’re taking the opportunity to update the design, resubmit for certification, and ensure everything meets the most recent compliance standards. Once recertified, the BBQ will return to market under a new name, "BBQ Flame" featuring several key design updates, adjusted flame output for improved efficiency and performance, a new flat grill plate for added versatility, and updated color-coded safety labels to meet enhanced visibility requirements.
I’ll be travelling to Sydney in November or December to personally make the changes to our existing stock, ensuring all units meet the latest certification requirements before relaunch. While this has been a setback, it’s also opened the door for major retail opportunities, including potential large-scale partnerships with national chains like Bunnings, now that the product has undergone rigorous safety and certification review. This experience has been a powerful reminder that sometimes a tough challenge can turn into a long-term advantage.
3. Looking Ahead
Between Dianella’s development progress and the Pit & Seat redesign, it’s been a season of rebuilding, refining, and moving forward with stronger foundations. The next few months will focus on, finalizing WA Planning Commission approval for the Dianella subdivision, completing renovations and site works for the front property, managing Pit & Seat recall logistics, and preparing for the BBQ Flame recertification and relaunch.
